What is the future of upfront information?

The future arrived on 19 June 2026.  The MHCLG home buying and selling reform roadmap committed government to mandatory sales packs at the point of listing, digital property logbooks as a standard feature of all transactions, and earlier binding contracts that depend on both being in place first.

This is no longer a question of market direction.  Government will publish material information guidance and a this year.  Legislation to mandate sales packs will follow when parliamentary time allows.  Government homeownership schemes, including shared ownership and any Help to Buy successor, will require logbooks and sales packs from 2027.

The practical implication is that the distinction between best practice and legal obligation is closing.  Agents and conveyancers who are already collecting verified data at the point of instruction and presenting it in structured, reusable formats are implementing what will become the regulatory standard.  Those who are not will need to adopt these workflows before the Code of Practice arrives.
